The best part of having professional representation is we COST YOU NOTHING! That’s right! You pay us absolutely nothing and we will put it in writing! Here's how it works: when a home owner attempts to sell their home, they agree to compensate the Agent who sells their home. The Agent who’s selling the home will offer Buyer Agents a percentage of the Gross Sales Commission to bring a ready, willing, and able buyer. It’s very rare in the Real Estate Industry for Agents to actually sell without assistance from other Agents. You get the best of both worlds because you obtain professionally trained negotiators while paying ZERO for those services.
Does CarsonBound.com do New Construction?
Yes. New Construction changes nothing about professional representation. The Home Builder is normally the Seller and often times the Seller’s Agent too. They’re NOT LOOKING OUT FOR YOU! Did you know in Colorado, the Home Builders are required to tell you that? They will require you sign a form called, “Agency Disclosure”. The Home Builder’s Sales Consultant will tell you, “I represent the builder, not you.” Who’s looking out for you? Did you know that if you build a home without an Agent, it WILL COST YOU THE SAME? Home Builders do not reduce the purchase price because you’re without professional representation. Who’s really getting the better deal now?
Will I get a better deal without having CarsonBound?
Absolutely NOT! This business is all about Professional Representation. Sorry, but you have too much at stake for it to be otherwise. If you don’t seek representation from a Buyer Agent, you’re at the mercy of the Seller and the Agent they've hired to advocate for them. That Agent’s MISSION and OBLIGATION is to get the highest price possible for that home, thus making the Seller happy. In other words, that Agent cannot legally look out for you. Would you appear to court without an Attorney when your accuser has one? The Seller's Agent is REQUIRED BY LAW to tell you UP FRONT they are representing the Seller, NOT you. Be VERY WARY if they forget to! What motives could they have for failing to tell you? Quite frankly; they will likely collect twice the paycheck as they don't have to split their proceeds with your Buyer Agent. There are many mine fields in business that are paved with smiling faces. Disregard the smile and pay attention to the content. Who’s looking out for you? Save yourself the headache and avoid some of the following minefields:
1. Don’t call from a Real Estate “For Sale” Yard Sign. You’re calling the Seller’s Agent. They’re not looking out for you! In Colorado, that Agent cannot legally represent you if the Seller is their Client! It's called Dual Representation.
2. Don’t call Home Advertisement 800 numbers. You know those Home Magazines you glance at? You'll glance at home photos and the Agent fails to list any valuable information about that home, but there's an 800 number you can call. Isn't that frustrating? We often refer to them as "Teaser Ads". Did you know many of those homes you’re calling about have already sold? What a tease! The Seller’s Agent often places those old advertisements so you’ll call them. Once you call that 800 number, it collects your phone number and you’ll be getting a phone call shortly. All the while, you’re excited about a home that’s not available. We understand how frustrating this can be. The great majority of homes for sale are NOT advertised in those publications! 3. Don’t navigate these waters with several Agents.
You’re only setting yourself up for potential conflict and confusion. A professionally trained Agent will not bother playing games. The reality is, if you can’t commit to an Agent, they will not likely commit to you.
4. Be wary of Agents offering you "kick-backs" to use them.
They could be violating Federal Law (RESPA) and YOU could pay part of the price for it! Does this practice make sense in business? Ask yourself; Do competent service providers pay people to use them? Competent professionals don't generally pay their Clients for business, but they'll often save them thousands! How many Doctors have offered you money for their services? Should you trust the Doctor who has to pay you to walk into their door? Of course not! We can't get around that age-old saying, "You get what you pay for."
5. Before selecting an Agent, ask some of the following questions:
- What Professional Deisgnations do they hold?
Education is the mark of excellence! This is true across ALL Career Fields. All Agents are required to have a License at a MINIMUM. Be wary of the Agent who's only claim to fame is a License. Our industry has several Designation Courses that increase knowledge. These Designations are often a great guage for determining an Agent's commitment to professionalism and knowledge. Agents who've earned them will generally display them after their name. Some of the following are examples of Educational Designations:
ABR, CRB, CRS, ePRO, GRI, MRE, SRS, SRES, etc.
